Denver, CO –  Zeppelin Development has begun construction on a 140,000-square-foot office building to house Denver-based Boa Technology, a leading innovator of purpose-built closure and adjustment systems. The building, named FLIGHT, will reside at 3575 Ringsby Court, as part of the mixed-use TAXI community.

Among its design-forward and environmentally conscious features, FLIGHT boasts one of the city’s largest private green roofs and is targeting LEED Silver certification from the US Green Building Council. UMB Bank will provide funding for the project.

Boa Technology first moved into TAXI in 2012 and has experienced major growth – from 55 employees to now 143 employees – while at the site’s DRIVE building. Maintaining its global headquarters in Denver, Boa and its proprietary closure system has seen international success with offices in Austria, Japan, Hong Kong, and China, and with more than 300 brand partners worldwide.

Integrated into cycling, snowsports, outdoor, athletic, utility, safety and medical products, Boa Technology enhances the user experience by improving performance, fit and function through the patented Boa closure system.

“Our mission at Boa is to manufacture a technology that speaks to the fundamental needs of its users,” said Mark Soderberg, CEO of Boa Technology. “In order to continuously innovate, our team requires an inspiring space where ideas thrive, and Zeppelin truly gets that. We’ve really enjoyed our time at TAXI and love working with Zeppelin Development. We share similar goals and values, and Zeppelin has continuously demonstrated an unmatched understanding of our needs, which will without a doubt translate to this next phase.”

Confirming Boa’s commitment to innovative design, the new space will host the Boa Fit Lab that launched in 2015 in the DRIVE building, a facility utilized to create fit solutions with partners, fuel product progression and ensure quality through rigorous testing.

Kyle Zeppelin, Principal of Zeppelin Development, said, “Boa shares in our values of collaboration, community and humanity as the core of a successful and growing entrepreneurial business. They are an integral part of the culture at TAXI, and by commissioning a building that harnesses these principles to specifically meet their needs, we’re ensuring a thriving partnership for many more years to come – with a homegrown, Denver success story that we’ve watched take form under our roof at TAXI.”

With the addition of FLIGHT, TAXI will be home to one of the largest single-tenant office spaces in the RiNo (River North Art District) neighborhood. Designed by Dynia Architects with Vertix Builders as the general contractor, the project will house an entire research-and-development department with full engineering capabilities, which is a rare juxtaposition for an office space in the urban core. FLIGHT features dynamic amenities such as a two-story atrium, outdoor meeting spaces and a 100-bike storage facility. In addition to the 13,000-square-foot green roof, a 170 Kilowatt solar photovoltaic array will offset about 20 percent of the building’s electricity use.

Allison Recker, UMB Bank’s Commercial Real Estate Lender, said, “We’re impressed by the thoughtful work that Zeppelin Development continues to produce in the RiNo neighborhood and are happy to have the opportunity to partner with one another.”

Signature to Zeppelin-Dynia creative office developments in the RiNo neighborhood, FLIGHT’s open design will welcome an abundance of natural light and fresh air. Established by Stephen Dynia in 1993, Dynia Architects pursues the goal of providing innovative and sustainable design solutions. They are best known for modern architecture that’s inspired by and stays true to the context of its location, which is especially evident throughout the former-industrial TAXI site. In addition to overall conceptualization of the building, Dynia Architects will design custom office spaces and common areas within FLIGHT’s interiors.

Zeppelin Development has several projects underway in RiNo, including a 20,000-square-foot expansion of The Source market hall and the introduction of the 100-room Source Hotel; as well as Zeppelin Station, a 100,000-square-foot retail and creative office development at the new airport-bound commuter rail station at 38th and Blake Street. Each of these projects, in addition to FLIGHT, is slated to open in 2017.
